Toronto estates split into two very different jobs. The house version is the narrow Victorians and Edwardians of Riverdale, the Annex, Leslieville and Bloor West, with third-floor attics, deep basements, and staircases that turn twice. The condo version is its own puzzle: the city collects nothing from condo buildings, so everything moves through a booked service elevator and a dock window, and when an estate is being settled on a deadline that booking becomes the critical path.
Downtown Toronto houses have no back access and no driveway, everything comes out the front, down a narrow walk, sometimes into a laneway, and several streets have rush-hour no-stopping windows we schedule around so you never inherit a parking ticket. In the condo towers we sign in properly at concierge and work within the building's permitted hours.

How we work an estate here
We start with a walk-through, in person or by video if the executor is out of province. You get one flat total before anything moves. Keepsakes come first, anything that looks like documents, photographs, or jewellery is set aside for the family rather than tossed. Usable furniture and housewares are donated where we can place them, and we leave the property broom-clean and listing-ready.
For executors and agents
We can work from a lockbox with authorization and send photo confirmation when the home is empty, which matters when you are settling an estate on a deadline or from another city. Tell us the date it has to be clear and we build the day backwards from it.
Toronto flat-rate price band
| Load size | Flat price | Typical job |
|---|---|---|
| Half truck | $549 | Small estate or one room |
| Full truck | $799 | Whole-home load |
| Multi-load | One flat total, agreed before we start | Larger properties |
The price we text you is the price you pay — locked in writing before we arrive.
Frequently asked questions
Can you do an estate cleanout in a downtown Toronto condo?
Yes. We book the service elevator and work within your building's window. There is no surcharge for elevator or dock access, it is included in the flat price.
Does the city take estate furniture from a Toronto condo?
No. Toronto's oversized collection serves houses only, so condo buildings arrange their own removal. That is most of our downtown estate work.
Can you work from a lockbox if the executor is out of town?
Yes, with the executor's authorization. We work from a lockbox and send photo confirmation when the property is clear.
How much does an estate cleanout in Toronto cost?
Most are $549 to $799 per truckload, with whole homes needing two to four loads quoted as one flat total agreed before we begin.
